The Inspection Process
Most standard home inspections take 2–4 hours depending on the size and age of the property. Larger or older homes may take a bit longer. You're welcome — and strongly encouraged — to be present the entire time, ask questions, and follow along throughout.
Yes, and we highly recommend it. Being present gives you the chance to ask questions in real time, see issues firsthand, and walk away with a much clearer picture of the home you're buying. You'll understand your report far better having seen the inspection happen.
In rare cases where the seller restricts access, we'll still conduct a thorough inspection and walk you through every finding in the report afterward. We're available by phone to explain anything in detail, and most questions can be answered over a quick call.
We inspect every accessible area of the home — foundation, roof (with drone), attic, crawl spaces, walls, floors, ceilings, windows, doors, electrical, plumbing, HVAC, and appliances. If something is inaccessible (blocked by stored items, locked, etc.), it will be noted in the report.
Yes, whenever conditions allow. Wind, rain, and local airspace restrictions can occasionally prevent drone use. When the drone is used, you can watch the live aerial feed in real time and see every slope, flashing, and roofline in real time.
Reports & Findings
Every report is delivered the same day as the inspection — 100% of the time. You'll receive a shareable digital link through Spectora with photos, video clips, and a prioritized summary of findings. You can share it directly with your agent, lender, or family.
The digital Spectora report includes photos and video of each finding, a description of what was observed, an indication of severity (safety concern, major defect, maintenance item, etc.), and recommendations for follow-up or repair. It's organized clearly so you can understand it without any technical background.
Finding problems is exactly the point — it's how you're protected. Greg walks you through every finding on-site, then delivers a clearly written report you can act on. He stays available after delivery to explain anything to you, your agent, or your attorney. Most issues can be negotiated; the report is your leverage.

We accept all major credit cards, debit cards, and cash. Payment is typically collected at or before the time of the inspection. If you have questions about payment, just ask when you schedule.
Inspection Types
A 4-point inspection covers the four systems Florida insurance companies focus on before binding a homeowner's policy: roof, HVAC (heating and cooling), plumbing, and electrical. It's typically required for homes 25 years or older. It's separate from a full home inspection and much shorter.
A wind mitigation inspection documents how well your home is designed to withstand hurricane-force winds. Insurance companies use the signed report to calculate discounts on your homeowner's policy — sometimes hundreds of dollars per year. If you're buying or already own a home in Florida, it's almost always worth getting.
New doesn't always mean perfect. Builders work quickly, subcontractors vary, and mistakes happen — sometimes hidden by drywall or paint before you ever see the home. We've found significant issues in brand-new homes that saved buyers thousands in warranty claims and repairs. The earlier you catch a problem, the easier and cheaper it is to fix.
Consider a mold inspection if: you notice musty odors, visible discoloration on walls or ceilings, the home has had water damage or flooding, the HVAC hasn't been serviced in years, or if you or a family member has allergies or sensitivities. Florida's climate makes mold growth more common than in most states, and it can hide long before it's visible.
A sinkhole assessment is a visual inspection of your property for signs of sinkhole-related activity — things like ground settlement, foundation cracks, door and window alignment issues, and drainage problems. Florida has more sinkholes than any other state, and insurance companies are increasingly requiring this assessment before binding or renewing a homeowner's policy. If your insurer has requested one, or if you've noticed any of these warning signs, it's worth getting done sooner rather than later.
Our sinkhole assessment covers a full visual inspection of ground settlement and surface depressions, foundation and interior wall crack patterns, door and window alignment, and drainage and soil erosion around the property. You'll receive a signed, written report that documents our findings — formatted to submit directly to your insurance company. The assessment does not include geotechnical drilling or subsurface testing, which would require a licensed geotechnical engineer if deeper investigation is needed.
For Home Buyers
Schedule your inspection as soon as your offer is accepted and you're under contract. Most purchase contracts include an inspection contingency period — typically 10–15 days in Florida — and you need enough time to review the report and negotiate if issues are found.
An inspection is still extremely valuable in an as-is purchase. Even if you can't negotiate repairs, you need to know what you're walking into before closing. The inspection gives you a clear picture of the home's condition so there are no surprises after you own it — and so you can budget for future repairs.
The report identifies what was found and recommends further evaluation or repair by qualified professionals where needed. We'll walk you through the findings in person and help you understand the difference between serious safety concerns, significant defects, and routine maintenance items.
